These terms apply to stays booked directly with San Stefano Estate. Bookings made through Airbnb or an agent follow that platform’s or agent’s terms.
1. Making a booking
Send us an enquiry with your dates and we will confirm availability and your price, usually within 24 hours. Your booking is confirmed when we have received your deposit and sent you a written confirmation.
2. Deposit
A deposit of 25% of the total price is due on booking. The deposit is non-refundable.
3. Balance
The balance is due 8 weeks before your arrival date. For bookings made less than 8 weeks before arrival, the full amount is due on booking. If the balance is not received on time, we may treat the booking as cancelled by you.
4. Cancellation by you
Please tell us in writing if you need to cancel. If you cancel, the deposit is not refunded. Once the balance has been paid, it is also non-refundable, although if we are able to re-let the same dates we will refund the balance less any costs we incur. We strongly recommend travel insurance that covers cancellation.
5. Changes
If you would like to change your dates, ask us as early as possible. We will do our best to help, subject to availability and the rates for the new dates.
6. Cancellation by us
In the unlikely event that we have to cancel your booking, we will refund everything you have paid in full.
7. Prices and what is included
Prices are for exclusive use of the house and grounds for up to twelve guests and include housekeeping twice a week, linen, towels and a welcome pack. Extras such as a cook, extra housekeeping, a boat, car hire or a driver are priced on request and paid separately. Prices shown on the website include the direct-booking discount.
8. Guests and events
The number of guests staying in the house must not exceed the number agreed at booking. Parties, weddings and events are by prior written agreement only.
9. Looking after the house
The house is a historic family property with antiques and original furnishings. Guests are responsible for any damage caused during their stay, beyond normal wear and tear.
10. Safety
The house is built on rock, with long drops, and the pool is not fenced. Guests use the pool and grounds at their own risk, and parents are responsible for their children at all times.
11. Arrival and departure
Arrival and departure times are confirmed with your booking.
